I agree that the rental housing market is not working today. Far too little is built. What is still being built is way too expensive. Landlords neglect the maintenance of the apartments for decades in order to be able to renovate luxuriously when the time comes for a change of residence and then raise the rent shockingly.
What is needed, however, is not market rents but a return to the public subsidies that existed before Bildt's government in 1991-94. Then cheap rental properties would be built in sufficient numbers.
Market rents do not even benefit capital in its entirety. The property owners will certainly become rich, but the consumers will not have much left over to maintain the existence of other capitalists with their consumption.
